@Steve Vaughan - Thank you for the congrats! I can assure you Mary and I are making every penny we expected to in this deal.  We planned for our realtor commissions - specifically paying out to seller's agent. We also planned for a 6 month hold, but now we are holding the property for less than four months, so it's a total win!

Thanks @Michael Seeker!  That is definitely a route we will go if actually splitting utilities isn't an option.  Our gas bill is killing our cash flow.  Thanks so much for the advice!

Thanks @Account Closed - I am being proactive about lease contracts as we will have new tenants before next winter.

Hello Everyone! 

Does anyone has experience with separating utilities in a multi-unit building - specifically heat? I manage a 6 unit building that has one commercial gas bill and we would like to have tenants pay for their own heat. Suggestions on first steps would be greatly appreciated!

@Brendon Grover Hey Brendon, the tenant's lease will still be in effect and they have the right to stay through their lease terms.  You could try cash for keys and ask the tenants to move, but they don't have to accept.  Once you get the tenants out, I would start your rehab and immediately market for new tenants so you can get your tenants can move in as soon as your rehabbing is done.

I agree with @Will Howard! I like Redevelop University, it is held on the first Tuesday of every month at 6:00 pm at the VFW at 3009 N Kedzie.
