@Fritz Liedtke Oak Grove does have a large military presents and low house prices but make sure you compare property tax differences between Ky and Tn along with crime rate.

@Hillard Ladd Welcome to BP! I would dig into learning more about Va loans, But the last time I checked you can have two of them if the second VA loan in the same zip code (or area)and it is of higher value than the first loan. With what you were saying with looking at Multiplex options I would assume its going to be a higher cost than your house. Now you would have to live in your current house for 1 year before moving into your multiplex you house hack but at that point you can keep your VA loan on your SFH and possible refinance if you want. Veterans United homes loans out of Clarksville is a possible source of more information. I was stationed out of Bragg while I was going though the Q course and I see that market having a lot of potential still.

@Fritz Liedtke  Welcome to BP and Clarksville does have some opportunities still in the rental market. This is just my outlook on living here the past 7 years but Sango area has continued to grow with a low crime rate and great schools. Hey BP! 

Has anyone looked into the land opportunities in and around Gatlinburg TN? With the recent fires there are a lot of properties for sale at what seems to bring a pretty good price. Any locals know on how the fires have affected the economy?

Born and raised in Kansas I came to the Clarksville area seven years ago. I held a dealers licence and bought and sold over 30 vehicles in the past 4 years.

I am currently looking to expand my earnings profile into real estate through whole sell and rental properties. Looking mainly for real estate professionals who what to expand into duplex and quadplex innovatory.

So far I have bought and sold one foreclosure, it was a great learning experience and I made a nice profit and learned a lot along the way. Looking forward to exploring more about the real estate market and meeting with people who have similar interest.
