Hey BP! I am currently active duty army and just got back to the United States this Saturday. Since then I have closed on a cabin in Gatlinburg for a v/r shout out to Avery Carl for all the help! I am also under contract on a quad scheduled to be completed this December in Clarksville Tennessee. Thanks to Justin Cory for all the incite and help with this one. Three months ago I barely knew anything about real estate. I dived into the BiggerPockets forums and started soaking up as much information as I could along with listening to the Podcasts. Don't let time or distance stop you from starting I was halfway around the world working 14hr days 7 days a week and I still managed to put in five offers on cabins and met people are hear willing to share their knowledge and time. Im also looking forward to getting my real estate license at the end of this month while I finish out my two years of service with the army.

Hey BP I have been told by a lender that I can only get the seller to pay 2% of the closing cost on a property because it is an investment property? Is this true? Also I am in the market for a lender in the Tennessee area to get comparisons if anyone has recommendations. I do have 20% to put down on the property.

Hey BP! Does anyone who is a Real Estate agent also hold a Home inspection licence for the same state?

Can you inspect homes you list for sellers and can you inspect homes that your client puts an offer in on?

I could see a lot of benefits to having both and if anyone is out there doing it would love to hear some input on this!

Hey BP Locals, I'm currently stationed at Ft campbell Ky and will be getting out of the Army in 2 years and wanting to move to Chattanooga. With having a Top Secret Clearance and Comptia Certs I will be getting a Job in the IT sector and have fallen in love the Chatt area. 

I am looking for an agent that knows the area and can help me find a investment property. I have noticed that street by street can make a huge difference on prices and rent-ability. I am looking for an apartment or condo close to downtown as I've seen that has a high application rate  although I am open to ideas and input!

@Jon Hollingsworth Hey fellow gear head! I got out of flipping cars when I kept buying more and didnt want to sell what I had lol. Would love to hear more about your used car lot ideas and what direction you plan on going with it. BP is defiantly an eye opener and has helped me connect with a wide variety of people in all aspects of real estate.

Hey BP!

I put an offer in on a Cabin in Gatlinburg Tennessee this week and it was accepted. It is a V/R that is fully furnished and I just had the inspection and some of the appliances and furniture are in poor condition. Can I ask for an allowance to replace these items?  Any advice on the matter would be much appreciated.
