Hey Travis I am a local Agent/Investor in Clarksville Tn the Army brought me here almost a decade ago and it’s what brings so many to this city and why so many stay or end up coming back. I agree with you there are pros and cons to any town but Clarksville does have a lot going for it!

It's really hard to make the numbers work in Clarksville right now with out of state investors looking for deals. With the current trends in Nashville home prices increasing, demand in Clarksville has shot up and inventory is still low. With companies such as LG coming to town it has been a crazy past year. I have only 1 multi family in the Clarksville area I was able to get this year but Looked other places as well!

Went to the smokie mountains and picked up 2 cabins as V/R and loving it! Hope you can find a deal locally if it makes since! Best of luck!

Hey BP! I am a Tennessee real estate investor and Agent. I was born and raised in Wichita Kansas and now in the Army helping military personal invest in the middle Tn area. I have a client I represent here wanting to sell his Duplex in Junction City Kansas just outside of Fort Riley. Looking for a local agent to send a referral too!

Hey Kyle, do you plan on staying in the Clarksville area? My advice would be find a part of investing that interest you the most and start there. Create your own "Niche" and run with it!

Luke now deffintly the man when it comes to this area! Building new construction usually cost over 200 a sq ft. If your looking as strikely and investment standpoint I personally wouldn’t want to do new construction in the area. However you want to build your dream cabin and have someone else pay for it, this is a great area for that!

I currently have a VA loan and have had the ''Intent to occupy'' for over 60 days.

Is it possible to get a FHA loan though the government while having a VA loan?

PS! my VA loan is close to max loan amount and the reason I am not getting another one.
