There are a lot of great property management teams here locally. Most will charge around 10% per month, per unit. Sometime if you own a 4plex they might work with you on the price and terms. Just something to keep in mind as you look into companies!

I agree very easy to do. I feel the key is to have good relationships with your "boots on ground" building a solid team of cleaners and handyman to help you make it happen!  

@Avery Carl helped me get my first cabin and knows the area extremely well!

Hey John to give you some in site on this market as of this morning there are currently 953 Active listings in the Clarksville, TN area with an average price of 270K. The average days on market is around 82.

Just some things to keep in mind when looking at properties in the area! @Cassi Justiz those are some great pointers when you start looking at locations!

No problem @John Williams! Keep in mind there is a maximum amount of VA entitlements. For montgomery country here in Tennessee it is $453,100 that is as of the 2018 Calendar year and may change.

Hey John you can use the VA loan a second time. Keep in mind that the funding fee goes up to 3.3% for active duty and any subsequent use after that unless you are a veteran that is collecting VA disability. Then the funding fee is waved. I included the link to the VA hand book below.

As far as the minimum loan amount for using your VA loan a second time is is 139k with funding fee the total is $144,001. Now if you are a disabled veteran and have no funding fee the min loan amount is $144,001.

Yes it is @David Steele. The thing I find interesting is that you have to form a partnership or corporation to invest the capital gains. You have to hold the investment in a opportunity zone for at least 10 years to see the real benefit of not paying the capital gains.

Thanks for your input, however I am not looking for someone to invest with me, nor am I offering a proposal to seek an investor. If you will note I mentioned "successfully invested'' being past tense as I am not offering realtor services. 

I want to create an open topic of discussion on the subject about peoples experience on this particular topic.
