marc, i appreciate your feedback, although i still do not think it's realistic to treat everyone the same...i know there are some landlords on here that treat certain tenants differently depending on the socioeconomic level of housing...anyone else have an opinion?? thanks again marc

a quick note...call me paranoid, but on my appliance addendum, it has the serial numbers of all appliances...nobody will be walking out with my fridge :mrgreen: :mrgreen: ...of course with a higher end rental, you may not have to worry about this that much

marc, would you allow a pit bull vs a poodle?? what about different housing in good vs bad areas?? would you allow pets in a 1,200 rental home vs a 400 apartment?? how about how you collect rent? some landlords prefer to pick up cash at lower income areas while they allow their higher income tenants to transfer between bank accounts or just send the check. i am not trying to berate you..i just do not think it's possible to treat EVERYBODY the same, and am wondering where i could draw the line, and feel comfortable treating someone differently...thanks for the replies

I am trying to navigate the fine line between what is legal and not...lets say you have a multifamily property, and one family is responsible and clean, while the other lives in a disgusting pile of crap inside your unit....would it be discrimination to allow the clean family to own a pet and not the other? this is hypothetical, but i have been thinking about this for some time..

how nice is the area this duplex is in? is it worth the money to replace the entire HVAC system? I am working on a property where I had to redo the duct work for a permit we had pulled...it was cheaper to pull the gas pack out (you can sell it for good money probably) and install baseboard heating. For a lower income area where my units will rent for 450 a month, I decided it wasn't worth it for the costs of the HVAC system. You can find water heaters used for cheap on craigslist, but that is something that is best to buy new. Check scratch n dent at Lowes, Home Depot, etc. they will still come with a new warranty...they are really simple to install, but you can find a contractor to do it for cheap this time of year i'm sure...are you electric or gas???

david..you bring up a good point...this website should not be a substitute for professional advice...that being said, this can definitely be an addition to advice..the point of a forum is to learn from others who have been around the block..we ask questions and help eachtother..right?

thanks for the answer steve...about how long ago was that when you obtained these tradelines?? i feel like it's a different game these days...could be wrong...
justin..thanks for the advice, i will look into putting my cell phone into my business name, although i'm sure i'll have to pay a hefty deposit of some sort...the city wanted me to pay 300 deposit per unit for a 4 unit property to put in my business name...instead i put in my personal name for a month bc my credit is good enough that i don't need a deposit..i realize i should have just put in my business name to start building credit..but that was a huge expense...takes months to get deposit back
