Hey guys, been setting up my LLC this week. Want to open a business account in the LLC's name. My understanding is I need to get a tax number. Do I get this from the IRS or from the state of North Carolina? Anything else I have to do before I start officially using this account? Thanks.

hey guys and gals,
i know how to access a lot of info i need through tax and county websites ...GIS and Polaris are both amazing...i have heard that mortgage info is public knowledge as well, although i have not seen proof of this..without directly asking the seller, does anyone know how to find out what people owe on their homes?? i suppose you could estimate by finding sales price, but you still don't know interest rate, their downpayment, or how much they pay...they could be paying extra each year, and thus owe less than you would think...help all..let me see your wisdom!! thanks.

hey nick..sorry about bringin this back...geez..i'm soooo 2009..lame....on a serious note..i didn't mean they could buy a whole house with 15k cash..i meant they could buy a house with 15k downpayment..i would think that is true even in your market...and do you not run their credit as well?? so yes, maybe they have 15k but bad credit, but then you allow their credit..i guess what i'm asking is what are your credit standards for selling on a l/o? thanks

hey lynn...thanks for raining on my parade!!! haha, in all seriousness..your guess would be as good as mine..still stopped...when you drive by downtown charlotte you see a beautiful skyline and then some construction cranes...but whatever..i still love charlotte, and someone will pick those condo investments up eventually

moved from dallas, tx to charlotte, nc...great market..i'm an hour from the mountains, 2.5 hours from the beach...great downtown...kinda big city feel, but on a small scale..oh...and there's plenty of beautiful southern girls..can't beat it

nick, thanks for posting..that's quite a substantial option fee...do you give them any of that back at closing towards the downpayment, or maybe a monthly rent credit towards the dp?? i just can't believe a person with 15k couldn't buy a home outright..unless they have TERRIBLE credit?? thanks for your answers--bryan

On my primary house (built in 1930), the seller included a warranty from AHS (I think that's the company). The one time I used them was because the heating was not working and I decided to give them a shot. For a 50 dollar deductible I thought it was a good deal (seller had paid 465 I believe for the policy). They came out, and after 15 minutes, reasoned that the problem was a pre-existing condition--meaning they were not responsible b/c it had not broke during the time of the policy. I was upset, thinking you include a warranty with an old home to cover all pre-existing conditions??...needless to say, I did not renew the following year and have not used one sinse. Not saying this was their fault..perhaps it was my fault to not read the fine print more clearly, or perhaps they were a shoddy company...DON'T HATE ME..I SAID PERHAPS...anyway yes, they kept my 50 dollar deductible and all they did was tell me that it was not their problem..owell..I'm sure this doesn't always happen..just putting in my limited experience with one..good luck whichever way you turn. -Bryan
