thanks for the answers guys..i'm still thinking about taking this..simply bc i want to refi soon and it will be easier to pull money out if i have leases signed..even if it's a 3 month lease...btw, it's a check every month that he receives..this is his one payout from the company, and he says he wants to use half to cover 3 months rent and the other to buy his fiancee a car...3200 a month=him living somewhere much nicer than my duplex! lol

i met up with a potential tenant today at the property..he likes it..problem is he does not have a job..however he has a disability check for 3200..he wants to prepay 3 months rent and deposit all at the same time...he was surprised i wasn't bothered by this, as other landlords were...why would landlords be afraid of this?? i simply said we can sign a lease for 3 months..after that, if you find a job, we can extend lease..otherwise you will be trespassing if you don't get out..can you think of reasons i should be weary of this? thanks--bryan

i second what jon said...i have a buddy who just evicted a tenant from his furnished apartment..whatever she didn't damage, or whatever the dog didn't chew up, she pawned for cash...and no, pets were not allowed

just kidding..my friend grabbed my cell the other day while i was checking my email on it...she started cracking up bc she saw a few emails with the line, "bigger pockets" in it...she thought i had invested in some..um...'all natural herbal remedies'.....thanks josh for being so creative with the web's name :D lol

eventually i would like to reach out to a few different equity partners..are you saying i shoud have a separate llc for each partnership? i find that could get crazy, seeing all the hoops i'm having to jump through to get biz credit set up for my first llc...are you suggesting that i would have to do all of this for each llc? thanks again for your answers

i have a quick question about debt partners...say you and a debt partner says he/she will front the money for 50% split of profit..how do you handle this with taxes? when you form the llc, you can't form it in your financier's name as well...he/she doesn't want to be on paperwork...how do you avoid getting stuck with all the capital gains? thanks
