matt, i'm curious how this is working out for you...jeffrey koenig had said something to me about starting his own pm company to manage first his rentals, and then others to make more money...i was thinking about pursuing that this year...how is it going for you? thanks--bryan

i'm sure with all the negatives already mentioned, you decided to move on...but just in case...even if you can fix everything, i would think you would have to have a stack of disclosures for tenants moving in....potential tenants would see this..say no thanks and move on the next house...same as you should probably do..there's a ton of great deals out there right now, just my 2 cents

stephen, it's a pretty large closet...lol...i have a queen size mattress in here along with my desk for work stuff...it's not bad, and it's the cheapest way i could find to live in the downtown area...just wish it had a window, sometimes i feel like i could sleep all day without a window in this cave haha

congrats to all the kids on here with their successes..pretty awesome i think....and thanks to the vets for being so encouraging instead of knockin us down..i'm 23..own one single family, and now just purchased a 4 unit property recently as well...trying to keep my debt down best i can...all my friends make fun of my beat up old truck and im renting a walk-in closet in someone's house...one day i'll have a car that doens't wreak of gasoline!

2010 will be the year I...

1 add more 'cashflowin like a son of a gun' multifamily properties to my portfolio
2 organize my companies strategically with my accountant
3 put items in my company name, such as truck, phone, etc.
4 make enough money at my sales job to qualify for nice loans....would love to purchase a downtown condo for myself and hold onto for years to come
5 take time to get back into my improv group and enjoy laughing to help destress

i agree completely with the guys advocating using a good eviction attorney..i know it may seem like a big expense, but it is totally worth it...every month they stay, you lose money by not renting...and they further trash the place..all extra expenses

i know some on here will disagree but i would be as friendly as possible to these people...maybe offer them some money to help them get the heck outta there without trashing your place..you can bet in 120 days when it's move out time they will trash the heck out of that place even more so out of spite
