I have a couple of (I suspect) unlicensed people I use.  They do good work at a fraction of the cost of others.  I also carry lots of insurance for my own piece of mind and that has nothing to do with unlicensed contractors.  

I use a checking account.  The tenants transfer money to it.  It's free, easy, and the funds appear with no delays.

That's the beauty of real estate.  Everyone has a systems that works for them.

I don't need my cash flow.  I just let it build up and I only use it for maintenance or new purchases.  So, it doesn't matter to me.  

I checked my local power company.  It's $22 a month for HVAC and water heater.  Annually, that adds up when paying for multiple properties....  I've yet to spend that much on fixing those systems for now.....

Townhomes.  They rent quickly, cheap to buy, cheap to update, and maintain.  

It's a loose wire, bad GFCI, or bad breaker(probably the breaker).  Replace them both.  They are cheap.
