Property Management Software for Only a Few Properties

I have been looking at various property management software applications that exist, and Buildium seems to be an extremely popular one. 

Considering that it costs a minimum of $40 a month however, it seems like it might be a bit of overkill for a person looking to manage only a couple of properties.

Has anyone found this to be the case, or is Buildium still the best option even if you only have a few tenants?

What alternative softwares have you used, and what problems have you ran into as a result of using these?

Hey @Kyle Farrah - I've reviewed PM sites on a couple different occasions but ultimately decided that the expense wasn't justifiable for me (not at 4 units and not at 12).  I'm now just over 30 units and don't really feel a strong need for anything like this even though I am constantly hounded by the AppFolio sales people.  Instead, I've built tools in Excel that I've adjusted/improved over the years as I've added property.  There are some things that I don't have such as a tenant portal or flashy owner graphs that I don't really need (if I needed them I'd build them in Excel).

I realize this approach won't work for everybody but just throwing it out there for you.
