Everything is communicated through email.  It protects my wife and I and the tenants as well.  Now... if there is WATER WATER everywhere they are allowed to call/text.  This is clearly explained at lease signing.

PO Box.  Tenants have my cell but we do all communications through email so their is a paper trail.  Phone calls and texts are permitted only if there is WATER WATER EVERYWHERE!!!

They are terrible.  A portion of the contractors that work for them just collect the money and run.  They know if you complain to the warranty company nothing will happen to them.  Most of the contractors are boneheads as well.

Pit bull is an automatic no from my insurance company, so it's an automatic no for me.

I give them a checking account and routing number.  They transfer the money into the account.

It's not my website.  I've been using it for over a year and it's always been free.  I have less then 10 properties.  Maybe they changed the rules.  Idk
