The $10 deadbolts from lowes are simple.  Rotate them around properties or trash them and buy new each time.  Nothing technical about it.

When I do a lease signing, I show them that all the drains work properly.  When they sign, they are responsible for clogs unless it's clogged by tree roots or some other condition out of their control.  So, I will bill them if they caused it.  Now if they are moving early and can't pay there is no reason to chase something that will never happen.

I have garbage disposals in all my units.  Never had a problem and the tenants never clog the kitchen sink.

My recent calls were a buzzing circuit breaker and a dripping sink line in the kitchen.

My title company gives me a year of coverage for free when I close.  Otherwise, it's a waste of money.

If the numbers work at 1% or higher I consider it.  Anything lower I don't bother.

Or... If he ever moves out.  Advertise the property as smoker friendly and let them smoke it up indoors!  You can probably charge a premium for that ;)

Read reviews on Home Depot and Lowes.  Some brands have constant complaints while others you have to search for the complaints.  Honestly, for me service is most important.  GE usually wins the service and least complaints on the Lowes and Home Depot reviews.
