If you hide behind the truth don't expect anything less from the tenants.  Screen properly and there will be no need to hide.

We do 12 month or longer leases.  It makes us feel better.  I'm pretty tough on screening, so we usually get pretty good tenants.  A bad apple may slip through cracks one day and make me regret it, but for now it works.

Whenever I'm purchasing a new property the first thing I do is check the sex offender site.  In my area they seem to "congregate" in certain neighborhoods.  If any are in the neighborhood, I pass on the property and keep looking.  Now, my own home has a sex offender living next door to me according to the state police website.  But, he doesn't live there.  Not sure how that happens....

I always make them confirm one hour prior or I won't be there.  Whenever I get inquires via email or text I reply when I can show and the application requirements.  Most people don't read the application requirements in the ad.  So, when they see it in email or text they either confirm or 90% never reply = time saved for me.

I prefer $10K per property for reserves.  This allows for most anything.  If one account gets drained I can "borrow" from the other to get things right and then rebuild them.  I sleep good at night with this method.

I use https://www.rentecdirect.com for PM purposes.  I think they offer an online application, but I use the free side so it's not available.
