Hi BP!

What’s the most amount of properties you’ve flipped in a single year? How did it go? How many contractors did you use? How did you find all your deals? How big of a geographical area did you focus on? How many mistakes did you make? What did you learn from them?

Would love to hear everyone’s successes, failures, stories and experiences!

What’s the most amount of properties you’ve flipped in a single year? - 3

How did it go? - Great. When you have a strong team (general contractor, designer, architect, landscaper, stager, lender, realtor) these flips move relatively smooth.

How many contractors did you use? - 1 general contractor oversees each job. For bigger jobs, the GC has a superintendent.

How did you find all your deals? - MLS and wholesalers

How big of a geographical area did you focus on? - 2 zip codes

How many mistakes did you make? - I don't make as many mistakes nowadays since I've been doing this over a decade. But there is only so much you can plan for when you're renovating a 60+ year old home. Countless unexpected issues come up.

What did you learn from them? - You make money on the buy. Always hire a designer. Hard money is expensive.
