@Adrianne G. Most of those issues are not sloppiness related. I’d try to work with her if she is paying rent. You probably have a good tenant pool in White Salmon, I’m down the road from you in Stevenson currently and I can’t be as picky here

@John Livingston Bullier if he doesn’t have a recorded easement I’m not sure the best policy is for him to try to work a satisfaction and accord with the neighbir to get one. I think the easement will be implied and after getting legal council to hen he can figure out exactly what he needs to offer his neighbor if anything. My point is I don’t think it’s a good idea to try to bargain with an unhelpful neighbor before he understands his exact legal responsibilities

@Jon Mason that’s called a “party line” and they are common in Portland, I had one. Usually the one responsible for repairs is the one with connector, the city will know. Him saying “I didn’t give an easement” is almost certainly irrelevant, the city should have the recordered the work, but even if they didn’t , his ability to litigate this is slim. I wouldn’t try to deal with an unhelpful neighbor. understand your legal rights then you can make your case based on knowledge which will eliminate the need for his unqualified opinion

@Kyle J. He probably means to say “detrimental reliance” but is using his own, non-legal term. The concept is actionable but the case better be pretty string

@Brenden Mitchum most agents would actually rather quick close a deal for less money than keep it on the market for maximum selling price.

@Brenden Mitchum obviously you don’t want to involve a buyers agent at this point, I assume you can figure out why.

Of course the sellers agent want to intercede in this situation to protect her interests. Her interests are not absolutely aligned with your interests, and understanding where they differ will help you navigate the situation.

She has no basis to pursue legal action for anything, that’s an idle threat .
