@Aaron G. You just described 90% of the folks I met at those few NWREI meetings I have attended so it really could have been anyone. But for the record my flyers say "I buy ugly houses for no money down, be your own boss and pay yourself first." I also only charge $25k for my mentoring program and I don't pass you off to operators in the Philippines until the second week. So if I appeared "ansy" I just get nervous around hot dudes.

Other then that I liked your profile especially what you said concerning your disdain for big government. But be careful as their is a regular poster with those same appropos initials "B.G." that absolutely adores big government so you might have ticked him off.

They are garbage. Look at their reviews online. When the time comes to use them section 5 of paragraph 2, clause 8 will preclude that coverage. They are mainly used by selling agents to make ignorant home buyers feel more secure, especially with potentially problematic properties.

Since the vast majority of home sellers are ignorant and/or unrealistic about their homes value I can see why busy agents wouldn't bother. Having said that most agents I've worked with can't deviate from their scripts and sales pitches.

Based on @Josh Compton and @Eric Black 's ardent responses I am now even more concerned about salacious missives based on my unusually good looking profile pictures. I appreciate @Andy Robinson who was more direct in his lascivious intent. This certainly proves @Annunciata R. point that this site is 90% men. I think I'll post a picture of my cat soon, he elicits less interest and is an expert on wrap around mortgages and Turn Key investments.

What non-warzone neighborhoods can you buy houses for 15k that aren't teardowns and only need 15k rehab to rent for 800+? Crazy numbers

Hi BP'ers,

My name is Steve and I own and manage four SFR's here in Portland, Oregon which I bought as bank foreclosures when the market was really bad (good for me) in 2009-2011. Now that the market is heating up again (getting too expensive for me) I'm looking at out of state cash-flowing properties in DFW, OKC, and Coastal Florida.

I've dealt with a few regional real estate people and the local REIA but have been underwhelmed. It seems real estate attracts an inordinate amount of unethical shysters. I'm hoping to meet some more honest and educated people on here to learn from, help, and possibly do business with. So far I've been impressed with this website especially the pod casts and knowledge of some of the regulars.
