@Jay Hinrichs yes I Agree, The class of your project, margins, risk tolerance, and expectations will largely determine what type of professional or unprofessional would make the most sense to hire.

Some of these posters seem to think a one size fits all is the only solution and not following their “yellow pages” model of hiring contractors is inherently wrong.

@Ray Loveless obviously this guy is a discount, shade-tree unlicensed painter so many of these suggestions aren’t realistic. As a couple others have said, offer to pay for his initial material and then release money as he completes the job. You’re not going to mitigate all the same risks as with a fully licensed, and insured contractor and that’s ok, it’s the nature of the class you’re flipping or rehabbing and their associated margins

@Mo Muigai if you don’t have to offer qualification standards- don’t. I think local regulations for qualification standards are thankfully very rare

@Mo Muigai use a state specific form. The laws vary by state so using one from a different state is a bad idea. Usually the local landlords association can point you to a standard, state specific forms and applications

@Stephanie Maisoneuve also no one wants a federal Pacific box, it’s the most notorious panel ever made. When you resell the house it will be a nonstarter in any case

@Stephanie Maisoneuve $1,100-$1800 , with the higher end for the mast and base added if needed. As others have said you will want a lot of breaker space and if the house isn’t too old don’t get a rewire.

The way people are talking about tax brackets in this thread makes me think they don’t understand marginal tax rates and don’t prepare their own taxes.

Also you may want to look up difference between present value and future value of money . Finally, I think you should reread what @Bill Brandt is telling you because I’m guessing a few of you are missing his points.

@Brandon Washington looks like you are getting a lot of crackpot advice from people who don’t understand rudimentary contract law. Assuming there is no mention of deposits in your documents do exactly what @Nathan G. Told you.

You can represent yourself in small claims court and this seem like an open and shut case. Besides you’re not dealing with some broke section 8 tenant. Your going after the guy who just sold an apartment.
