@Justin Bautista are these slim nail holes for hanging pictures? If so this post title is somewhat misleading. Spackle and paint, that’s a nominal charge for a minor job

@Heath Jones is like to know the nature of the tax questions they charged you $575 for. My CPA answers a few questions for me free as part of his tax prep fee. Does this CPA really need to “research” these questions or should he know them?

@Jay Hinrichs it’s funny that half the folks in this thread know this was common practice and still occurs to a lesser degree. And the other half are appalled and outraged that the thought would even occur as it is the height off moral inequity.

Just wait until this later group finds out there is gambling in Casablanca

@NA Turner as someone else said I believe these “inside sales” where much more common with bank owned property during the housing bust. I once lost a bid then later found out I had a higher cash offer but the winner offered to “clean out the house” while I didn’t explicitly say that. Pretty sure it was a bull$hit, CYA story to give the realtor some semblance of a flimsy excuse if needed.

Another deal I lost by a last minute “blind” bid that was magically $100 more than my offer.

@William C. You’re right, that’s a pretty minor, trivial matter, your tenants should be able to handle this kind of issue without bugging you.

Inside the book “land-lording on autopilot “. The author included a bunch of forms that lists minor maintenance and issues the tenants need to handle on their own. Something good to go over at move in or later in your case. You certainly have better things to do than deal with this

@Ki Lee anyone selling a property with federal Pacific knows they are going to get the replacement cost negotiated out of the purchase price. Same as a worn out roof

@Travis Biziorek in all fairness she just said the $5600 house is ‘ livable”, not like anyone would actually want to live there, let alone by it for an investment unless you can transport it out of the neighborhood

@Geren Knight III skim,, fill, and paint it. Don’t just paint it without skimming it unless it’s a super cheap place. No one wants to see those grooves
