@Jeff S. “Tax the rich” was the Democrat motto from the past. There was a time in which the Democrats represented the working class and the Republicans represented the top 10%. Of earners. This has completely reversed itself in the last 20 years. Democrats will pay lip service to taxing the rich and ending capital gains, 1031’s etc. to mollify the poor Bernie bros in their party but they aren’t actually going to do it. Ideology is still downstream of money and Biden and Co. aren’t going to do something that hurts their power base (top 10%). In summary the Democrats are about as serious on raising taxes on the rich as republicans are about cutting the deficient: Not serious

@Isaac El Oregon is trying to extend it through June. We went from a middle of the pack landlord friendly state when I started in 2011, to top 3 unconstitutional leftist nut cake states in 2020. Things move fast

@Soniel Estime a business partnership is about as risky to a friendship as extended travel. It’s very hard

@Frank Agyeman-Duah your realtor has a financial incentive to close the deal despite this substantial problem. I would talk to a RE lawyer, this is beyond the capability of most RE agents

@Avery Carl small claims court is a “court of equity” not a “court of law” so only in small claims will you see judges acting poorly like this; at least on paper although there are too many judges with a God complex

@Tamara R. A prescriptive easement would normally imply known usage over time without a dispute.  In this case You had no reason to know her  pipe was running under your house so her easement claim is debatable.  As with the last Poster, stop talking to her and get a lawyer.  I don’t know one but @Jay Hinrichs might?

Does anyone actually believe all this Church of Woke, self congratulatory, leftist virtue signaling is actually going to result in anything useful happening? These type of specious posts are beneath even responding to, let alone offering actual solutions to, of which nobody is interested in.

Also there is a reason everyone talks about the “wealth” gap and not the more appropriate metric called the “income gap.” But again this is a completely disingenuous exercise in self-aggrandizing which will result in nothing. Total time waster

@Lenza M. There is a big difference between misfeasance and nonfeasance, you are accusing James of the former but it is clearly the later that occurred.

James isn’t taking you seriously, and given the fact you wrote a full price bogus offer you never intended to execute just to get more info makes your case even more flimsy. Clearly his selling style is incompatible with your buying style- move on.

@Adam Zach I’ve been around plenty of my fellow engineers who are fine engineers per se, but constantly got involved with dopey investment schemes and get rich quick plans. Intelligence != wisdom, and wisdom is far more important to business success than raw intelligence.

@Katrina Moseley do you remember when this guy was on a BP podcast? All I could think was this guy was full of sh$t if not an outright liar. The most surprising thing was how inspired so many BP newbies were to “10x” their money. Experience, logic, and math be dammed!

The old school term for this type was “Confidence man”. It’s amazing what many people will believe if you say it with enough authority.
