Sam, I'm sorry to hear you're not getting an appropriate response. If the original roofer is that unresponsive it is unlikely that you would have better luck getting them to honor the 10 year warranty. I know the complexity you detailed in trying to make the repair, it's like what came first, the chicken or the egg? I recently helped a friend replace some rotten soffit and facia. The roof being only a few years old is in good condition so we liquid nailed the felt paper/shingles from the underside since there is no way to secure them with nails. We will say an extra prayer if a hurricane comes. Good luck with the repair, perhaps an experienced contractor will have a work around and know what to do in a situation like this. Most importantly is finding the source of the termites. If they have made their way to the facia, you may have a bigger problem than just the facia. Have you found the pathway for the termites and eliminated them?

@Andrew Tyree I personally would never respond to a text solicitation favorably. Thats a sure way to get on my bad side. With the amount of unsolicited calls and text that everyone is bombarded with on our phones and the frustration everyone feels about it, I'm surprised that anyone would use such a tactic. My number is on the do not call list, I still get them, and report every one of them to the FCC. My retired neighbor is consulting with an attorney for relief because she gets more than 20 solicitation calls and text a day and has resorted to turning her phone off to stop it. IMO, text message marketing is a terrible idea.

In my opinion and experience, It should come down to the level of service you are providing. As with most amenities or services you should build those into the cost and pass the expense on to the consumer. Additional charges for firewood could potentially be viewed as petty from a guest perspective; especially if the property has a fire pit or fireplace. Nothing is worse than to be nickel and dimed. If you're providing a luxury or high end property, it should probably be expected that fire wood would be provided; especially considering the logistics of obtaining firewood that could potentially be laborious or troublesome and inconvenient. Look at it from the perspective of the guest...they are likely staying in your property for an experience and to escape the daily grind; providing the firewood would eliminate that concern and likely result in better reviews. (for something they paid for and you did not have to do anything except make a phone call to the supplier). I've stayed in high end cabins that provided an experience, complete with an endless supply of firewood. Some the host indicated that it was provided, others did not but the attention to detail was appreciated and enjoyed. From my perspective as a guest I believe it would be a good idea to provide the firewood. If your property is not a high end property and you believe your average guest would not mind fetching their own wood, perhaps you could provide a reasonable starter supply and provide them with a telephone number of a local supplier that you have pre-arranged and would be open to delivering on short notice.

@Tomiko Graves I'm writing to inject a little humor into your situation but the more I think about it the more I think this may work to your advantage. Once you have had the work inspected and it is determined to be proper, and the stern warning issued, since it is time to renew the lease you could thank them for improving your property and announce that a property with two kitchens rents for $_____ more than a property with one kitchen, thefore the monthly rent is going to be increased by that much going forward. Let them know you won't charge extra for the more convenient washer and dryer location. 😉 in all seriousness you have received some excellent advice and I believe you came to the right place for that. Even those of us not in your situation benefit by you sharing your experience. You can likely take a mixture of the advice here and apply it to your situation with confidence that it will work out well. I wish you the best and hope to read your resolution soon.

Unfortunately those rules are there for a good reason and help keep those STR markets 'healthy' by making sure residential properties don't have too many people for safety and noise complaints. Once people start breaking those rules, the locals will start to revolt and then nobody gets to have any STRs (see Measure T in South Lake Tahoe).

I would either look to see if you make the loft a conforming bedroom or pivot your business model and guest experience around smaller occupancy amounts.  12 people in a 1 bedroom home (with a loft or not) doesn't sound like the kind of crowd you want to cater to anyway?

@Jon Crosby, Those are excellent points, to that I'll add parking. Parking becomes an issue when the number of guest increases, potentially adding another vehicle or two where there is no designated parking spaces could force the vehicles to be parked on a lawn or on the street, thereby countering the objectives of ordinances created by municipalities and or HOAs. Ordinances which were created specifically with standards to maintain their residential neighborhood character and appearance.
