The advantage to paying for materials and equipment directly is the suppliers will not have a reason to place a lien on your property for failure to pay.

@Kyler J Sloan Thanks for the explanation and for replying. I'm curious as well. Your suspicion is reasonable considering how sensitive the STR subject is. There could be other factors but it seems the agent would have the courtesy to reply; for example the property you're inquiring on may be in an HOA that has STR restrictions. An investor friendly RE Agent may be a better way to go.

@Douglas Curtiss it appears sister's MIL needs a hobby and she seems like a good candidate for being blocked from seeing your IG. She shouldn't be concerned with your career path as it wont affect her...pediatricians treat people based on their physical age, not their mental age. I remove people like her from my sphere and I'm much happier and productive as a result. You're in good company here, best wishes for pursuing what fulfills YOU.

#1 seems very generous as you stand to lose the revenue you could receive from a paying guest for the different weekend  the no show chooses. It is always best to not deviate from your policies that are established for good reason. Take emotion out of the equation and see if your decision differs.

This reply will not address your particular question, but I saw the opportunity to put it out there. Practical and functional is key. I once stayed in a "luxury" cabin (highly debatable) that had a beautiful custom crafted log bed. the side rails were level with the top of the mattress and made out of 6" or larger logs with the bark still on them. Now imagine scooting out of the bed half asleep in the middle of the night to go to use the facilities... and apply cortisone cream to the back of your thighs (true story).
