That's funny...Or if the tenant isn't paying or communicating, go into the basement and blow out the pilot light on the water heater, a week or two later, disconnect the thermocouple on the furnace.  That should get her to call you during a NY winter.   And if she does call, you tell her, "I'm so sorry, due to the loss of income, I don't have enough money to fix it".  If she tries to bring you to court for this, it'll be spring before she could even get a court date in NY. (insert evil laugh here).  Of course, I would never do this to a non paying tenant who drives a bmw that's taking advantage of good people during a pandemic.

Yes Joyce, my attorney said the same.  Can't evict anyone right now for any reason.  Gotta love NY! 

  As for cash for keys, you would have the tenant sign a lease termination and they don't get the money until there stuff is moved out and the locks have been changed.   It's a pride swallowing move but giving them 1k to move out is certainly going to be cheaper than a NY eviction.

No inspection....No inside...No deal....Picture this..You buy the house at a discount because of these known issues.  Then you finally get inside and realize the electrical system is shot as with the HVAC.  Then you go into the basement and realize the cracks in the foundation are not just settling cracks.  A few days later, it rains and you realize the roof is leaking in multiple places.  Ouch

I have a small notepad in my truck and I write down all the funny excuses, reasons and lies that tenants tell me.  
I was early to a meeting this morning and started reading them and had a great laugh.   That's what we all need right now....a good laugh.  

One of my favorites just happened earlier this month.  Tenant didn't submit rent.  I texted her on the 6th informing her that rent was late and she told me her Hedge Hog ate her wifi cord and she couldn't sent rent via cash app....lol.  I told her, "the lease states no pets allowed".   7 minutes later, her rent and late fee are submitted.

A whole lot of people sharing there huge intellect. Id rather just answer the question, I'v been buying at about 10% in poughkeepsie, NY. MLS has it closer to 7%. All residential small multis. 2-10 unit range

Hey Ryan, congrats on landing your first deal.  I invest down in Poughkeepsie but iv been watching the Schenectady market as well as glens falls.  Looks like you can cash flow there. 

When I first started out, I've had so much luck with just posting the listing on Facebook marketplace.  
 Now, I call the section 8 agency in Poughkeepsie and they refer me a tenant who's on the program.  I now have a great relationship with one of the agents as well as the inspector.  I screen them and have been getting some good tenants.  To me, getting guaranteed rent at this point is worth the risk of a rough tenant moving in. 

Look up your local Sec 8 office and give them a call.  Ask them how long the waiting list is to get on the program.   Ask them if they have anyone they really like or would recommend.
