Hey all, I have a duplex in upstate NY that I want one of the tenants out.   This tenant has been very difficult.  She's hates me because I'm white (she Told me that before), she doesn't let contractors in, she communicates very poorly and she often late on rent, although she did catch up recently.  She is a giant stressor for my business and I simply think it's best if she moves elsewhere.  She's been living there for over 3 years now and from what I heard, I need to give her 90 days notice and send her a certified letter telling her we will not be renewing her lease (expires may 31).  I have a feeling she'll stop paying as soon as she receives this notice.  Do I have to give her a reason why we are not renewing her lease?  Any other helpful tips and strategies are appreciated... Thanks

Call a company to fix it, see if the hoa will pay for it. If not, Do a small heloc to help finance the repairs.

Hey all, I had a couple with 3 kids move into one of my apartments a few months ago.  We gave them a 7 month lease so it renewed on Aug 1st with the rest of my leases and if all was well, I'd renew them with a 1 year lease.  

So I got a call from them this morning saying they broke up and the guy is moving out today.  He took all his stuff and left.  The girlfriend has enough income to cover the apartment and wants to stay.  The boyfriend is asking for me to remove him from the lease.  My question is do I have to give him any of the security back or can I simply remove him from the lease and have the girlfriend sign a new lease with her just on it?  Is he entitled to half of the security?  He's breaking the lease by moving out...not sure here..Thanks for your input..

If the tub is in good working order, the owner has absolutly nothing to worry about. As long as neglect isnt in the equation, no case. The lawyer should advise her to stop trying to steal some elses money..

@Keith A. I wholesale lumber. I have connections at a few mills at a normal price. Sell it for more than double. Boom. Made 250k in the last 4 months
