Greetings BP family. This is a buy and hold deal a wholesaler approached me with recently. I think I'm pretty solid on all the numbers but wanted to run it by you all first to make sure as this is the first deal I'm pulling the trigger on. Its a turnkey rental offered by an out of state wholesaler. I know I should look for comps to judge market value and strength as well as to prepare for my rent creep/ elevation. It's built in a gated community, so there is an HOA to cover for lawn maintenance and pool access, both reasons I will be raising rent at the end of current lease as well.

What are some other possible strategies to add value on this deal?
