@Andrew Perkins. My first thought when I read the subject was of the Married with children Christmas episode. Al walks into his house and asks Bud, "hey Bud, what's more important, Money or love?" Bud replies, "of course money Dad, you could always buy love"...hahaha... thanks for bringing back that memory...hands down best sitcom ever made..

@Tim Richter. Adirondack mouse trap. Put 1 in the attic, put 1 in the basement.

I caught over 40 mice in under a week. No more mice. Happy tenant. Cost me $13

I own a bunch of rentals in the area and am looking to venture into the short term rental space.  Air b and b, Verbo, etc...Just curious, anyone out there experience a tenant that didn't leave after his/her stay?     Could you evict a short term renter?   If a tenant pays for the weekend and doesn't leave, what can the owner do about it?

When I go weeks without any issues, I feel like a pro, i'm motivated to continue growing, I can't be stopped!  Then a fridge goes out, a tenant doesn't pay rent and a toilet is leaking into the downstairs ceiling, I hate real estate and want to sell everything.

Hey best of luck Mike.  A small multi that costs you 88k and grosses 2K sounds like a go to me.  First deal is exciting!

You're right, real estate can suck, it's not passive, constant unexpected repairs and most times, it doesn't get any better.  With that said, DM me when you are ready to sell.

Hey Matthew, a relative of mine, who is in his late 70's now, owned over 20 properties for 40 years and never once used an LLC. He would always get really good insurance on his properties along with a 3 mil dollar umbrella policy which included his rentals. He used to tell me, "just make sure any staircases are in good shape, fix what needs to be fixed and have pro's do the electric". lol. I know that's a bit of an old school way of thinking but he's been through lawsuits, evictions and a fire with tenant injuries and his insurance and lack of negligence kept him well protected. Perhaps lawyers have gotten better these days but just wanted to give you another angle on protection that worked for my uncle.
