@John Johnson You should have a clause in your contract that says "this contract is contingent on my partners approval".

Okay so I have people message me that are out of state that are doing deals in my area and i have heard of wholesaling online. Does anyone do this and can explain to me how this works? The internet is terrible for this question. Thank you!

Okay so I am just gonna say it. Whatever you heard about "You don't need money to wholesale" is full of ****. Yes there are ways that you can wholesale with MINIMAL funds, but you will still need money regardless. I don't care if you are just walking around town looking for run down houses, the fact of the matter is is that when you send out a letter you will need money for stamps and the other materials. Now if you have someone do that stuff for you for free that is great and keep milking that resource, but they will probably want something in return which would be part of your profit so therefore you just spent money. Believe me I thought the no money down part was true until I actually started. I am warning you on what to expect. If you have $0 then sell some stuff you don't need or work part time to afford the marketing materials you need. The profits you make on your deals will be 99% of the time 3x bigger than what you actually spent.

@Curtis Mears look at it this way. If they have a DUI they are obviously not responsible enough to know to have someone drive them home...so do you really think they are responsible enough to make payments on time? Your rentals are your life line you need to make sure they are in the best possible position to fill your pockets.

@Dustin Hasan and @James Austin if you really want a "Free" Marketing technique try driving for dollars. Look for **** properties, write down the address and call your local city circuit court and have them bring up the owner's name and address WHERE THEY LIVE NOT THE VACANT PROPERTY and then spend a few bucks for a card and stamps and send them a letter and see what happens. It helped me a lot when I did not have a lot of money for marketing. It also helps you learn more about your area I still do it all the time even though I use direct mail.

@Christopher Persaud if you are going to flip a property at a discount more times than not it is going to be an inventor because the average person won't want to live in a house that needs work. Try to find a buyer that does all the work him/herself because they save money by doing all of their own labor and will increase their own profits.

Hey @Dustin Hasan welcome man. Whatever you heard about "you don't need money for wholesaling" is false. It will take money to wholesale, it is probably one of the cheapest barriers of entry in real estate but you still need money regardless. However there are very very cheap ways to market, but it will take a lot of hustle. When I first started out I thought I didn't need any money until I learned that you have to market to find good deals. I know that was probably very direct, but I am a very direct person and don't want you to go down the same road I did. If I were you I would figure out how much money you have saved up that you can use. Then put that money towards marketing for deals. @Chris Gates You can use the "Wholesale Calculator" one time for free if it is your first deal. And I guess I am confused as to why you need a downpayment for a wholesale? I know that you need money for marketing, but I am not quite sure why you would need a downpayment. PM me

Okay yes all I do is double closings so that should be great! and yeah maybe we could meet up for coffee sometime and just brainstorm on some different options?
