Does anyone have any other commercial mls sites or is loopnet the only one? the other commercial mls sites I have used are very very delapidated and not user friendly at all. What would you want to see in a commercial mls site? 

I am transitioning my company into the Commercial space and our main focus is going to be Office and Multifamily. I have been looking for books specifically on Office space, but can't seem to find any without them talking about all of the commercial property types. Does anyone have any suggestions for books that talk about just office property?

Instead of going through all of the comments and people trying to explain wholesaling from different parts of the country it is very beneficial to seek out a real estate attorney to make sure you can wholesale in your state without the risk of getting a call from the state.

How much time in advance depends on your state...check with an attorney on how much time in advanced your inspection notice must be.

Here's the thing wholesaling will require money for marketing (unless you plan on doing it yourself) also wholesaling is possible in any market so there is no excuse for why wholesaling doesn't work in any market because you are offering investors value and there is always a market for that. Thanks so much @Duane Ortega I looked into it and it's all good because I do have the and/or assigns on there.

I am onto my second deal and want to Double close on this one. I have only assigned before. I use an assignable contract. This is my first time doing a double close and want to know if I have to assign because my contract says "assignment of contract" or can I do a double close on the deal even though we signed the "assignment contract" 

I am just trying the tax delinquent list and in the process of getting the list from the two major cities around me. Does anyone else have massive success mailing this list and what do you mail (by that I mean what does your card look like and what would you say to them?) because I know you talk differently to a probate list than you do to a vacant homeowner.
