Hello, I have done my research on the different factors that determine where a particular market is potentially headed (ie. If there is a new company moving into town, interest rates, gentrification, population increase or decrease etc.) But I am not sure exactly how to judge if a particular market is up or down. I have read that a very rough rule of thumb is to look on the MLS for all of the "For Sale" properties and see how long they have been on the market. Other than that I have not been able to find a clear concrete method from someone who is experienced. Does anyone have any tips or suggestions?

Hey Brian, nice name by the way. It sounds like the house is vacant so I would just write her a postcard. Start off by saying "Dear homeowner" and then go on to say that you were interested in the property at "xyz" and that you would like to walkthrough the property. Include a clause that says something along the lines of "I am only interested if you are willing to sell." Make sure to send it to where she is residing and not to the vacant property. Hello, my name is Brian and I am transitioning into investing in Real Estate. I was wondering if anyone can offer advice on how to analyze the housing market in certain areas? Like I know the basic things about what drives the market, but what can I look at that can tell me if it is a bad market, a good market or whether it's about to change? Thank you so much.

Post: Double Closings/Assignment contracts

Does anyone have experience with Double closings and how they work? I get the overall gist of it but I am confused on a couple of things. 

1.) How do you setup or use both contracts for the transaction ie. the contract for you and your seller then to move it over to you and your buyer?

2.) Since I am owning the property for only a couple of minutes what are the taxes and fees I will incur?

3.) Does anyone have any assignment contracts for purchasing the property as well as selling it? do these contracts work for both assignment and double closings?

If I do a double closing for a wholesale deal do I have to pay the taxes on the property for the current year because I am owning it for 5-10 min? Also how do I receive my profits if my cash investor doesn't pay with cash during the double closing? do I still have to state my assignment fee so the title company knows how much I want?

I am a  new wholesaler and I have a couple of deals coming up so does anyone have experience with assigning contracts and/or double closings? I really just want to know if there are any taxes that I will incur through the process (or after) regarding the deals.

Thank you everyone for the valuable info! Sorry for not being very clear in my first post, but the main reason I am looking for investor groups is to network with cash investors. Believe me I see tons of "gurus" out there lol
