Welcome to BP and congrats on your commission!  Don't feel overwhelmed as there are plenty of people here to assist you.  Tyler's post has a lot of valuable information.  I would add that the tax rate is usually between 2.7-2.8% of the assessed value so be sure to use that in your calculations.  Please feel free to reach out with any questions, and I wish you the best as you go forward.

Hello John,

We use Appfolio as well and it's great.  Like others have mentioned, you will be paying more per door than other softwares out there (initially).  This is not a bad thing if you plan to scale over time as indicated.  If not, I would recommend Buildium, as they are almost identical to Appfolio but offer two pricing tiers.   Feel free to reach if you have any questions.

Brian,

Take a look at buildium as well.   They are very similar to AppFolio but they do have a tiered system that has a lower cost of entry.  If we had not chosen AppFolio, this is the software we would have gone with.

Appfolio is good if you are managing close to 100 doors or more, or have plans to scale to that size.  Below that number doesn't usually justify the cost.  But the system is easy to use and doesn't nickel and dime you ( free training, unlimited users, etc)
