Mark,

I can tell you the Texas Legislature is looking at several bills this session regarding short term rentals and whether local cities can collect various taxes from short-term rental property owners.  Something to think about as you begin the journey of looking for homes .

As a property manager, when I am asked these questions by a potential owner here is what I say:

A good property manager will ensure the property condition is maintained (actually make visits or have visits performed).  They will ensure the property not only stays rented, but has quality tenants and is being rented at the correct market rates.  

Our job as a property manager is to work on behalf of the owner, and be the voice of the tenant to the owner.  As the owner, you are not giving up control, you are simply delegating the day to day tasks that can consume your time and energy.  Be upfront with your management company regarding what your goals are ( appreciation, cashflow, or both) and develop a plan that gives you peace of mind.

For the number of units you are managing, Buildium or Rentec are your best option in my opinion.   We use Appfolio and love it, but you need to have 100+ units for it to make financial sense.  Buildium and Appfolio are almost identical in function so I would start there.

Attending the REIA meetings is a great idea as well. They all have a different feel to them, so hopefully after going to a few of them you will find one that fits you.
