Hello Becky.  Welcome to BP!  As suggested by @Veni F., diving in deep on this website will yield a lot of information.   There are several active Real Estate agents from San Antonio (myself included) who you can reach out to for information on the market.  We have several meet ups here in San Antonio where you can meet many investors and learn a lot.  A quick search here on the forums will get you that info.

Hello Jules,

I am sorry to hear about your issue with this particular Management Company.   To answer one of your questions posed, yes you are entitled to a copy of the lease (we always make sure our owners have a copy in their online owners portal).   I would echo the responses you received and advise you take your agreement along with the lease and speak with a Real Estate Attorney.

Going forward, I would encourage you not to allow this incident to doubt the abilities of a good management company.   Many of us work hard to show our value to our clients, yet the bad ones do pop up here and there.   If you would ever like guidance on what to possibly screen the next company on before hiring, feel free to ask your questions here on BP or reach out.

There's no problem with using conventional financing to secure an investment property.  The majority of people who buy rentals do this.   Let me know if you would like to speak with a lender to help you answer any questions you may have.

Hello Patrick, Generally when the market is this hot for rentals, if it has been sitting that long a price correction may be needed. Doesn't need to be by much usually. You'd be surprised how a $50 deduction can make a property more attractive. Our company policy is to make that correction if the house sits for more than 3 weeks (which is where you are at currently so talk to your PM and see what they think. Best of luck.
