San Antonio is a great market but like anywhere it depends on how much you hustle and what your focus is.   We are pretty well insulated from big swings in the market that are seen elsewhere in the US when things go south.   The steady growth of new jobs and the military bases keep us pretty busy these days.

Hello Jon, I made mention of this in another post, and I will also echo what Rick stated. There are deals to be had on MLS, and plenty more to found off market. Patience is truly the key. I would seek out the help of some agents to get you some MLS feeds, and then seek out some wholesalers (plenty of them on this site from our market) as they will come across deals all the time if you don't have the time to do the searching yourself. Jimmy, There are deals to be had on the MLS but you have to be patient. As Rick indicated you won't want to pay full asking if you want to get cash flow, but there are plenty of properties out there. Find an agent who will work the MLS for you and when you see a house you like make an offer. I like looking at the houses that have been on MLS over 60 days. I would also wait till the spring/summertime and then look to move it. Since you have boardwalk managing it, I would reach out to them and let them know your intention to sell. They may be able to have one of their other property owners take it off your hands. Whenever one of my owners is looking to sell that's what we do since we already know the property and can assure the next owner of what they are getting into.

Gates Mueller Sorry I'm just seeing this, but I thought I'd chime in since we are in the same market. I have not run into what you are seeing, but I can see that it would depend on the type of house you are making an offer on. When I submit offers for my investors on "investment" homes we will submit low because that's how the game is played. Some respond and some don't. We realize we are sending in a low offer so we are not concerned if they don't respond. When I'm working with clients who are looking for a home to occupy then our offers tend to be right at asking or maybe slightly higher. Even though we are approaching winter our market is still red hot, so offers that don't come close to asking will be ignored. My last two listings were on the market for 12 hrs and 48 hrs when I received multiple offers for each. None of them were for below asking price. Hope that helps.

Ray,

I do that all the time here in my market.  The benefit is you have a second pair of eyes helping you make a choice on what house to get for a rental.  As stated above, if they are representing the current owner we always disclose that, but it is common for us to help investors buy properties from our current owners should they decide to get rid of one of their properties.

Hello Kenneth and welcome to BP.  Thank you for your service to our country.  From your post I assume you are looking to develop a buy and hold strategy.  If so, I would start reading up on this area on BP.  I would listen to the variety of podcasts available on this topic.  I would also encourage you to try and attend some of the local meet ups here in town.   Being around other people who are passionate will only help to keep you motivated on your quest, and will expose you to a lot of knowledge.
