Looking for a highly responsive, reliable and experienced Real Estate Agent that is also a investor in the San Antonio, TX area. My main concern as a new investor is to obtain insight into local markets and would like to work with someone that is close to fully dedicated to find deals for buyers (buyer's agent).

From your wealth of experience, do you have any good recommendations that can get me started? Appreciate your time and help.

@Account Closed is correct, the vast majority of agents/brokers are not investors themselves. Additionally, most don't actually understand how to appropriately price and/or value investment properties; and typically can't run calculations for cash flow, cap rate, ARV, and ROI. I used to work for a large wholesale company and always thought it was odd, investors would buy houses from these agents that had never owned a home, let alone an investment property.

I think you are on the right track with what you want from an agent, but some of your requested qualifications go above and beyond the typical buyer's agency agreement.  Obviously relationships are built over time and finding a match that can also help mentor & educate you will happen. Just keep in mind agents/brokers are not "offer machines" or "24-hour per day ARV generators."  The Investor-to-Agent relationship is a bilateral one, no one appreciates having their time wasted or monopolized.
