Bella, to the question about inventory. The Phoenix metro has less than 1.5 mos inventory in all segments under $500k.

"I've got little money but don't want to hand write..." Therein is the quandary. Simply put, where you don't have the money to "automate" you're going to have to provide labor. No magic to it.

I second @Matt Morgan 's take.  Consider whether or not you're adding square footage for the sake of adding square footage.  If you have a floor plan that limits your buyer pool (2/1) in an area like MVale, it may be worth the investment to grow that pool.  However, your cost per sqft may make your return on that additional construction a wash.

@Evan Wiesner is spot on.  I will share after having attended a dozen or so Auction.com auctions on the Phoenix courthouse steps that you will need to have a $10k cashier's check handy in order to be assigned a bidder's card.  There's a group of good ol' boys who tend to bid together there as well.  They're pretty easy to spot and tend to be on the phone placing bids for third parties.  Lastly, you will need t fund you deals next day if you have a winning bid so have your funding in place,  Your idea about going to friends for funding AFTER you have placed a winning bid is a recipe for forfeiting your $10k.

Will you assume first position on a property that has an outstanding loan? I've got a property I've been holding for 8 months, paid my investor faithfully but am looking for a better term as my exit strategy has changed. I've got $75 of my own cash in a finished property and my investor has $320k. Property has ARV of $455.
