We're a newer company that's still small yet we've hit a milestone.  We're at the precipice of running three rehab projects concurrently and haven't yet been in this situation before.  The contractor we're using is stretched and doesn't have the capacity to handle the third job.  My question is about potential hiccups managing multiples can present?  Is there a software or scheduling tool anyone's used to keep a handle on all the moving parts this could present?

Not to beat a dead horse, because, well, PETA :) But along the lines of my previous post, just YESTERDAY I posted an add to have some trees we'd purchased planted.  After unloading 20 from a trailer myself, I decided this was a job better suited for someone else.  Within 10 mins of posting a CL add, there were 5 calls/texts.  My partner, who is female was going to be meeting the person(s) alone, and for her safety we requested a snapshot of an ID with sensitive information redacted to protect their privacy.  No response.  Following morning after a 5am start and 35 min drive to the property, no returned texts or phone calls.  Ghosted.  So we hit our backups.  Point is, we're all someone's backup.  If someone who opts in and makes the effort to contact you will disappear, those you simply have to click a button are sure to have a higher flake rate.  Maybe this person didn't have a proper ID or had some other concerns surrounding it, but I've seen it time and again.  I always have a staggered 1 and 1a.

Caroline, EVERY business I've ever been in has had this same issue. And I'm talking high level execs & business owners down to the little guy. The constant? People. That's it. Staggering appts w even a small overlap will help reduce your wasted time along with trying to gain a little skin from them, but people are largely fickle creatures.

This thread has been extraordinarily helpful. I’ve read through the entire 10 pages and picked up a few gems. We’re approaching our 3rd month in our campaign. Our first month, we sent 500 postcards and got 5 calls, 1 deal with a lot of upside.

But our second month we sent 2,300 postcards and got a few hangups and 2 calls, one of which was asking not to be contacted. I saw an uptick in web traffic using Google analytics, but that's about it.  I’d been in outside sales a long time and know inherently you have to touch a prospect repeatedly to gain traction, but the one call was VERY disheartening. Guys may not know it, but sharing results means a lot to people reading the details of others’ experiences. So THANK YOU for your transparency.

I just met someone who builds in Arcadia today.  He tears down and rebuilds.  He may or may not be a lead for you, but I can PM his info if you like.  He may have some insight as to what's available or have something to sell.

Don't mention it :)  I'm a native and worked in various forms of outside sales for nearly 20 years in the valley and all over AZ.  If there are areas that give you pause, I'd be happy to share my local knowledge with you.
