I DO NOT mean to be negative in any way, shape or form.  I think if it's actually a REAL wholesale deal, with as tight as inventory is in Phoenix, if you can't find a buyer pronto it's not a deal.  Yesterday I saw a good deal go in under an hour.  I secured one a week ago as another investor was arriving to look after I did.  This is probably a great service for people who've bought too high.  My unsolicited 2 cent.

Hey All,

I’ve got a project involving the addition of a bedroom and bathroom and conversion of an in-law suite. Is anyone willing to share contact information on GCs you’ve used who are pro, timely/reliable and ethical? What advice would you offer on vetting them? I’ve used contractors I’ve sourced before and anyone who’s done it knows that reliable contractors can be vey hard to find. Any help is GREATLY appreciated. I’ll owe you a solid.

My two cents.  If it's a 2/2 in the Phoenix metro area, I would be very leery if it wasn't in the redevelopment (hipster heavy, home office) areas where young professionals live and have access to gathering spots.  If it has a man-made lake, there are only so many of those and none near these types of areas.

Hi Isaac,

I'm curious about the Cactus property (47th).  I wanted to send a PM but didn't see the option.  Typo on the per/mo yield?

Hi @Tonya Gentry,

Welcome to BP.  Congrats on finishing school.  I'm up in the Phoenix area and breeze through Casa Grande from time to time.  I used to call on the area in my former life in pharmaceuticals years ago.  Be glad to share what I know if you have specific questions.

Chris, I've got a VERY low tolerance for BS and she's excellent.  I'm closing on a deal this Friday as a result of this relationship.  I'll be straight with you in that I'm not sure about her prowess in multis, but I do know she'd know where to direct you to find folks who specialize in Phx area multis.  I'll shoot you her contact message in a private message bc I don't want to violate the norms of the BP community here.
