Orlando Centeno Awesome! Good to see you getting into more marketing! I came across your CL ads the other day. Your title made me click to see more, which is where I saw it was yours. Good job! Have you tried the technique of going onto the cities website and searching the GIS map for LLC owned properties near yours? It was actually starting to work for me and the duplex I had, just a week of 2 too late! I had to end my contract. Next property that will be one of the first things I do!
I am currently starting a YL campaign as well. I printed out 300 this afternoon. I have to get to the post office and buy some stamps tomorrow. I am considering paying for a folding service on my letters or purchase a letter folder myself! I also just picked up a P.O. Box so I can put on a real address to the my mailings. On previous mailings I just made up a P.O. Box for a return address.

Ok, final update on my first contract. After 2 extensions and 2 more no-show walk throughs I had to officially cancel the contract. Yes, slightly discouraged, but then when I look back I realize I learned a few things about marketing and techniques to finding buyers which I will put into effect immediately upon my getting my future deals under contract. Now, on to the next one! :)

Russell Norgren GoDaddy.com. For about $15 I bought a domain name and website with hosting and email address for a year. The website took me about an hour to pick the template I wanted and type up a few paragraphs of information. I have 4 domain names and 2 active websites. The one at the bottom of my communications along with my phone number is my catch page and then [REMOVED] is the one that took me only an hour. Neither are anything fancy. They both get the job done and were very simple to create.
Moderators... I apologize if I am not supposed to post a website in the above communications. It is just for an example of what a simple site from godaddy looks like.

Bill Mitchell Any extra CYA step is good. Me, mine are all done electronically. So my current deal I emailed a signed offer to the seller, he signed it and emailed it back to me. When I assigned it, the buyer and myself signed the assignment agreement then I scanned and emailed him a copy. After all that I emailed both contracts to the title company. So, in all that, there are plenty of copies floating around.

Alvin Grier If you have a local REIA group in your area, start attending. Let any members who are agents know what you are looking for listwise. They have worked with many investors before so they know how the relationship works. Keep trying until you find one who will work with you.

Scott Alfano Welcome to BP! I was JUST in Orlando with my family last week. We are considering buying a property in the Windsor Hills resort community as a short term rental. We have rented houses in Windsor Hills several times and love the community and proximity to DW.

Today I am able to get to everything BUT the create my list page! I tried to call customer service but was on hold for over 15 minutes before I just hung up.

Has anyone else tried to go to List Source's webpage? For the past 2 days no matter what computer or device I use I can not get to www.listsource.com. I keep getting the 404- Not Found error. Has anyone heard anything about it?
