I grew up not far from there and when the paper mills closed the money all dried up. NH and the federal government built a couple prisons to bolster the economy but that has had little effect. Also there seemed to be a high amount of fires in buildings with utilites turned off. Odd that an empty building would catch fire. But yeah prices look tempting.

Karen did the duplex you purchased cash flow? I seem to have trouble finding anything in sourhern NH that does.

I live in Nashua currently and it is a very common thing for people to do that. The tree street area is filled with people who do it I highly doubt it will be an issues

My friend was asking me my thoughts on rent to own in Manchester, NH since she has a 560 credit score on its way up and is looking to get her and her daughter into a place that has more potential than an apartment. I thought with current prices where they are and interest rates going up it didnt seem like the best idea to me. That being said finding rent to own in Manchester seems imposible too. Am I off base?  

There is a condo located about an hour from me listed for $60k that looks in rentable shape. Taxes are $3,200 based off of a $110,000 assessment. Condo fees are $200 a month. I am currently house hacking a fourplex and deals are hard to come by. I believe I can get a 30 year 5.25% loan. Rent $1,000. I just don't know how to calculate the numbers well. The market is a little rough there but I have heard that nice places rent. Should I be taking the risk on a low cashflowing property like this? I do like that condo association handles a lot of the issues.

Hi Rick, 

I bought a turnkey fourplex in Nashua, NH nine months ago. They are the only investment I see that cashflows in NH. At current prices everything else just breaks even after repairs and time put into managing. I offered extreamely high which with low interest rates was actually not that different a month. Now I cash flow $800 a month and live in a three bedroom unit and have a three car garage. Go hard after the next Fourplex. Look at the numbers they are worth it. Plus during tax season a higher % of the building classifies for write offs.
