Call her work and explain to her boss that you are concerned that something has changed in her employment since she has not paid rent. Ask if everything is ok. Then expect a raging phone call from the tenant. Keep pushing the conversation to the rent payment. Repeat as needed. Just remember you would have never made the call if rent was paid.

Hi Stephan,

If you like her as a tenant I would offer a set price per day for a hotel. More than likely she will find a friend and pocket the cash. If I was interested in moving on from her I might make it the reason I had to have her leave once her lease was up. Good luck

Hi Raymond,

From how I understand it you are being taken advantage of. This does not seem legal. If I was you I would document the situation and take videos of the landlord using your water. I would then if possible pay the bill and not do anything else. Just live there and pay it. When you move I would take him to court for every water bill plus interest. Any action you take before then will cause retaliation and effect your living arrangement too much to risk. They may try to find a reason to make you leave or raise your rent. Any time it is brought up I would put it in writing that you do not agree with any arrangement other than them paying the bill.

Sell after two years? Would you make enough to cover the fees? You seem in a huge hurry. If you are not ready to stay there five years I would pass on a single family unless it has really good cash flow. Is that interest rate correct?

I refinanced my four unit this past October and two apartments are below grade walk out basements. They would not be legal if constructed now but do are grandfathered in by the town. The apraiser refused to call it a fourplex and instead comped it with duplexs. This may be a coincidence but it worrys me there is more to it.

@Leatha L. Luttrell heck no. There are more people then ever interested in real estate. Prices in most markets will double before it bursts.

@Tyler Baldwin the sky is not falling. Us investors will adapt. This will probably effect newbies more and hopefully slow the crazy real estate inflation

I set up a LLC in NH. It was easy. Went on the state website and did a search for names that were available and bought one for $100. It's like getting a fishing license from what I can see.
