@Willard Blair I tested their background check with a person who had done time with multiple offenses. They missed all of it. As for rent collection I use it with one tenant. It is slow but works

@Jenny Gardner Frank is right. Pay off your debt and lower your risk before you go get more

CVS has an option for paying rent at any of their locations. It’s called pay near me. I have not tried it but sounds good.

@Maxwell Hibbard I have and FHA loan so I can speak from experience. If I was you I would plan on saving up unless the perfect deal fell in your lap. I would do it not because I dislike the PMI but the value from being patient and only going after what is truly perfect for you well outweighs anything else.
Hi BP, I acquired a property last year in a small market and have came to notice the current units are under market. I should be able to get $750 to $850 per unit. Right now they are $475, $550, $550 and $575. This summer I am planning on making adjustments but am not sure how big of a jump I should make. I would be ok with having to do remodel to get the higher rents. Just want some input on what people would be looking to get. I am planning on holding for a very long time so turn over to get market does not scare me. What should I look for?

@Stef Klynn Hi Stef, I have a fourplex in Nashua owner occuied for 2 years. $1,500 from Liberty. Not a single issue. I have also heard Vermont mutual does New Hampshire too and I have them for my two Vermont properties. They do inspectionss and always seem to find something but they are cheap. Good luck

Sell SFH1, SFH2 and Duplex. After expenses you are losing money. Then go buy one like SFH5

Do it under your own name then quick claim deed into the LLC. I have no idea what all that means but I have heard it said so many times that i know its legit

I have heard there are exceptions to the one FHA loan 3.5% down that you are referring to. I have heard that improving your living situation like going from duplex or condo to single family you can have a second FHA loan or moving closer to work. Ask a couple lenders. Not all will know.
