I see one of two ways this goes. Either what he says is true and they will be a drama free tenant that just wanted secure housing for three years or it will be a struggle with every decision you make. I think this calls for a good old face to face conversation. Explain your concerns. If you can leave the situation feeling like he won’t question everything you do then I say go for it. I would have no language in the sale saying he can live there. That needs to be a separate document. I’d also add $50 a month to the lease to pad it up a little more in your favor. I’d also walk away if anything else funky happens between now and closing. Best of luck

@Tyler Mulcahy the condo I used to own the insurance was way less. Make sure you understand what you need to insure and what the association covers and get a quote based off of that. Even if this changes to $130 a month I wouldn’t be excited about those numbers. Good luck

Since getting into owning property I have watched the local news when it comes to fires with a different level of attention then I did previously. I have insurance so I’m not super paranoid about one of my places catching fire but people dying in it is more concern. What I have noticed is two ways people die in fires. One they are to old to escape and two smoke detectors are not working. No smoke detectors turn a fire into a funeral.

I am in the process of converting a unit into two because of a similar floor plan issue. Not sure if you could turn this into a four unit but my town gave me the go ahead with no issues. Just a thought

Hi Ellie,

Personally I believe the best is to buy a multi family and house hack. I bought a 4 unit in 2016 and it’s been great. I have two roommates and three full units and the closest I had to vacancy was a guy who moved and was month to month and didn’t give full notice and I actually had double rent for two weeks. He had given me the heads up he was relocating it just worked out I had a tenant before his rent ran out. I was able to bring a low down payment and cash flow right away. My mortgage pay down has been great and it has gone up nicely in value $125k on $300k purchase. I also own two other multi’s but ease of purchase and being able to have a normal (not looking for owner financing) makes house hacking a lot easier to find the right deal. It really opens you up to lots of possibilities.

@Chris Oxford I give them a form to fill out when they move in just like when you rent a uhaul or rental car. Any dents and scratches they mark down. I collect it after a week, sign it and make them a copy. Anything not on that sheet at move out they are responsible for. It’s fair for us both.

@George Gammon for all I care every word could be a lie as long as he talks the middle class and lower class to stop spending money on worthless trinkets from China so the can get off government subsidies and pay their own bills

@Will Dixon the best case scenario would have been if the trees died. Trees grow into foundations and sewer lines and cause thousands of dollars in issues. Wait till your sewage ends up in your finished basement because of one. Tall trees fall on cars and buildings. Their shade causes mold and moss. They should have cut it down to the stump. Trees next to houses are not good
