@Felix Strickland I give both options and talk about it at the end of the showing if I am interested in the potential tenant. My goal is to have rent be as easy as possible.

@Javier Acosta contact the states lawyer for tenant rights.

@Chris Sweeney seems like you would be required to put on handicapped access if you made it a commercial space including a bathroom, larger doors and a way for a wheel chair to get up the stairs.

@Matt Lorenzo I do Facebook Market place and pay $15 to get more hits. Small town I had 4000 people see it and found a good renter. Craigslist barely gets me anything. But Facebook market place has a ton of tire kickers. Still well worth it

@Andrew Schrader I would probably tell him that next time I have a unit become vacant I will swing over and do his. He may be testing you but I would use it to make sure he knew you were going to be better than the last landlord. Just dont be afraid to say no with the next request. Guys not asking for a new carpet here. 6 years I wouldn't want to lose him over such a little request

@Rob K. Give them the number of the company and tell them to schedule themselves and you will pay the bill for the completed work. If they aren’t home then they pay the bill for not having access.

@Fili Aguirre banks make you give them three to six months of bank statements and explain all odd deposits. That would show up instantly. Sounds like instead of pretending to save money you need to save money.

Have the owner let the tenant know one of the requirements is that they sign a lease and have them sign one contingent on the sale. Been there done that. Not a big deal. Just leave the extra wordy one at home and make sure it states you can notify them of changes

I spoke with my lawyer about this exact scenario. I limit occupants which she says is completely legal. My units are mostly 2 bedrooms so I never allow more than three on second or third floor. It’s not age dependent. It’s a disturbance issue no matter the age.

@Etim Fisk most people want it empty so they don’t inherit issues. It’s better then occupied
