To me, this has less to do with timing, and much more due to false expectations. It was NEVER intended to be a get rich quick fix.


I invest in stocks every year, not because I expect to make money every year, but because I know with almost certainty I’ll be better off for it in 10 years

I actually prefer Helen as an investment. BR is becoming oversaturated and premium. Anecdotally you can get by without a view in Helen as it gets booked moreso to visit downtown.

I don’t personally like downtown Helen as I found it too kitschy and crowded, but I loved the general area.

We own in Clayton and have done very well, and more than once I’ve been glad we chose the eastern side of the mountains over Blue ridge

 no tool is perfect, and you should use several methods, but it’s a really good start.


be especially cautious in beach areas, that you don’t pull comps from on the beach to analyze a property 5 miles from the beach if that makes sense

this is the very reason I'm leery on condos. What's to say there's not another assessment. To me, assessments are a sign of poor budgeting and money management. Same with HOA fees. There honest truth is, you have these 2 huge variable costs that will always remain variable. Then of course you have permanent competition in renting or selling of the condo, and since the exterior is the same, you'd better have the best interior.

occupancy has been 60-80% in the slower months even. My market does not yet feel saturated. We do have new regulations that have discouraged outlandish growth without preventing it.

of course, there's a reason it's just an average.  I'm 15-20 basis pts better than average in my market

I should mention, it's best if you can find a local cleaner that charges by the hour.  At first we used online services like Turno to find cleaners, and many were 20 miles away, wanted to charge extra for driving on mountain roads, lots of bait and switch pricing, all $140-180.  But when we talked to locals, there were many word of mouth options, used to mountain roads, that would charge $30-40/hr.  Our place is small and frankly shouldn't take more than 3 hours to clean barring any guests that trash the place.  This pricing is much more reasonable and allows some flex if they need to do extra cleaning.
