STR investment analysis

Hello, I am a huge bigger pockets fan and have been educating myself for years on REI. I have focused most of my education on BRRRR investing however the market in my area looks very favorable to STR because I am close to the beach.

I have little knowledge on how to analyze a short term rental deal and airdna doesnt seem to have much info compared to the tools that I am using for other strategies. can anyone point me in the direction to where I can find out more on how to analyze STR deals?

find a property for sale, and it builds a pro forma for you. 

 no tool is perfect, and you should use several methods, but it’s a really good start.


be especially cautious in beach areas, that you don’t pull comps from on the beach to analyze a property 5 miles from the beach if that makes sense
