@Omar Ruiz Sounds like you are going it alone.  Have you met with any investor friendly real estate agents?  There is no cost to you as a buyer, so I feel it is foolish to go it alone.  You should trust your agent, but verify the information to confirm it fits your investment criteria.  BP has all of the education resources available to learn how to evaluate deals.  TRUST BUT VERIFY everything in business.

@Tom Campbell Welcome to BP!  I would educate yourself via BP Education tab first.  Then listen to every weekly BP podcast and read forum posts daily.  BP has ALL of the information needed to educate yourself on the numbers and investing strategies.  Once you are comfortable with the numbers, you should look to work with an investor friendly agent that understands the market you are looking to invest in. What have you done so far to educate yourself?

@Account Closed I am not familiar with that market so can't speak to who to work with.  What I can add value to is the process of how to find that agent.  I would start by vetting investor/friendly agents here on BP.  Share your "business plan" with them, including the fact that you expect to be making lots of offers quickly.  Show you are a serious buyer by proving you have the funds (or access to funds) and have the experience or ability to pull the trigger quickly on a good deal.  The only reason agents do not make lots of offers for clients, is if they aren't confident that they will close.  I would also make sure that the agent has an electronic system to quickly write up offers, or a team that handles writing offers.  As an investor/friendly agent, the issue that I run into is with "investors" that really are afraid to pull the trigger and take up lots of my time.  The one or two major investors that I know can close will get all the service they need whether writing low ball offers or phone calls.

This could be a very long post, but I will keep it short.  First off, what are you looking to achieve as a real estate agent? Work with residential, investors, etc?  Secondly, does the brokerage you plan to join want a part-time agent? What are their fees and office hour requirements?  These are only some of the questions you need to think about now.

When I started, I wanted to be an investor friendly agent, not strictly a residential agent.  I didn't like the concept of office fees and office hours that most brokerages require.  I decided to join an investor friendly firm which fit my goals of being an agent and investor.  I was able to grow in that environment to now having a team with 4 agents.  The main point of this post is to research all options and find the one that best fits with your goals and availability.

Thanks for the post!  Unfortunately, there will be people that will feel that this won't happen to them and will continue to make the same mistakes.  Even if this post helps one person, it was worth it.

@Rebecca LeBrun Aside from researching this topic on BP, you need to make a list of what you are looking for from the agent.  What is your business plan and what are the expectations from an agent to help you achieve your investment goals?  After you know exactly what it is you are looking for, you can then interview (investor friendly) agents that share your passion and vision.  I could go on and on so feel free to reach out with specific questions.
