@Julia Blythe It is very challenging to say the least, especially on a rehab of an older home.  The 2 pre sold properties I completed this past year have ended up costing me money either out of pocket for a loss or out of projected profit.  I haven't achieved my projected return on any of the pre-sold properties we have completed.  An example is when you tell the clients that you are leaving existing drywall and painting over, but they expect a "smooth" finish, you either bite the bullet or argue over it.  I found that charging more on the final sales price or upgrades leads to more issues on expectations. Hint: You never win!  I am working on creating a checklist of items for the next time I pre-sell a property.  This list will detail the scope of work planned, and what will remain.  The buyers will initial each line item.  The line item will also detail who is responsible for the decision making.  Example:  Lighting to be selected per buyer, or tile to be selected/designed per builder.  You can never be too detailed.  It is great for everyone to be on the same page when it comes to expectations.

Here are my goals for 2017.

Meet up with at least 2 BP members per month to help them get their real estate careers started or add value to their exising business.

Complete 60 real estate transactions via The Ortins Group (real estate agency)

Add an additional 30 units to our rental management portfolio via Ortins Property Management Group LLC

Complete 12 rehabs via Ortins Construction, Inc. and Ortins Capital Partners Group LLC

Purchase 4 buy and hold properties via SOP Properties, LLC with my partner.

Add value to fellow investors via $100,000 in private money loans

What are your goals?  Can I add value by helping you achieve your goals in 2017?  Can you add value by helping me achieve any of my goals above?

Can anyone recommend an investor friendly GC that works in Northern Worcester County?  I have a few projects for clients that need to be bid.  Needs to be a reputable contractor with a good track record of completing $50k+ rehabs on time and on budget.  Any recommendations are greatly appreciated.

@Nick Romano Had 2 transactions in Brockton this year.  Bought and flipped a condo to a buy and hold investor, bought and sold a rehabbed 3 unit for a client (I am an investor friendly agent).  I was impressed with the Brockton market and am looking for personal buy and holds in that market.  Aside from multis, I am also looking at sub $100k condos in that market. Feel free to reach out if you want to bounce ideas, or have specific questions.
