New flipper, need help!!!

I'm from Massachusetts and am looking to start flipping. I have been thinking about this for 6 months. I saw and visited this property (http://www.zillow.com/homedetails/8-Weir-St-Auburndale-MA-02466/56310417_zpid/) & need some advice around what should I offer. Comps say, if house is rehabbed, it can sell for about $800-$840k. Can anyone provide any advise on how I should approach the seller, what to offer? Would folks say this is a good deal?

@Omar Ruiz That location is great.  Do you know any contractors in the area?  If yes - get them to the property get a rough estimate on rehab costs.  

If no - then get your butt to home depot / other places where contractors hang out and make some friends!

The what to offer question is simply what you can realistically (run your #s safe here) sell it for. that number MINUS rehab costs, holding costs, closing costs, desired profit = offer price.
