Hello,

Hi Everyone. I have started cold calling FINALLY. I am so happy I got over my fear and just dove in. I am curious to hear if anyone has started cold calling. If so, what is the cadence for follow-up with the sellers that tell you they do not want to sell right now? Do you follow-up monthly? Yearly? Curious to hear your thoughts.

Hello,

I am in the process of creating my client avatar for lease option sellers and lease option tenant buyers. I have tried marketing to these groups but skipped this step, which is why I believe I am having little success. Does anyone have an "ideal client avatar (profile)" they use to appropriately target lease option sellers or buyers? If you do other types of investing (wholesale, creative financing, etc), I am still curious to hear what your ideal customer is for your strategy.

Hello Meacham - I think no one can tell you which one is the best to choose, because the truth is, one is not better than the other. It depends on what you are comfortable with. Wholesaling is active cash. I would say lease option could be cash flow + cash. I suggest reading material on both to see what you think you would like better, then you would know immediately what will work for you. Another note of advice - you might get the urge to do both (I made a mistake of trying to do too many strategies, so I know). I suggest picking on strategy and focusing on it! This way you can become an expert in that strategy. Remember, later on you can always add more strategies.

Hello Clifford - I am not an attorney and suggest you speak to one. But the payment that the tenant buyer will give up front can be called a non-refundable option consideration (NROC).

Hello. So I am just getting into real estate. There is this potential property the owner is trying to get rid of because his mom is getting older. The multi family has 6 units and they have a cottage on the land - and he is selling it for $299k (worth 319k however). However their mortgage is free and clear. Since I do not have a lot of money to get started I was thinking about a lease option - but again they do not have a mortgage. Any other ideas how to obtain this property? OR IS IT EVEN WORTH IT??? I analyzed the property by putting in 20% down of the 299k but the CF was only 63 dollars. Why do we believe this property is getting such a poor CF?
