Hi Everyone. I know it could be hard to get off track. I already understand how important it is to make sure you have a community of people that are on the same journey as you. I would love for people to share their goals for the next week! Let's help each other be accountable.  We got this

Here are mine:

  • 50 Cold Calls
  • Post ad on CL
  • Review CL Post for deals
  • Check Public Record
  • Hang Bandit Signs
  • Order new bandit signs
  • Create Tenant Buyer Website

@Jerryll Noorden

1) are you suggesting on a cold call I should give my website ? My website is on my direct mail pieces I send when I follow up, and flyers.

2) I hear you say don’t follow- up nine times so can you explain why? Can you point me to an article, or some of your own data so I can see why? Ive heard from a couple of CRM users that people that follow up the longer will get the deal and they have the data to show me that 9 times is a good number.

3) 4 marketing streams cold calling, bandit signs, flyers, and direct mail

@Tom Shallcross thank you! I will check out the videos. I can 100% agree with you that having confidence (and optimism) are key! So far no one has cursed me out. I know eventually I might catch someone on a bad day. But like you said, hang up and go to the next call. Thank you for responding!

Thank you, Mark. Do you know if skip tracing services already cross reference this list? And where can I find it?

Cheers

Yes a website is the way to go. I just have it just in case someone ask.

This is what works for me: I stick to a well-planned direct mail marketing campaign and send mail to each of my listings at least once every month. I use the time I have between mailers to keep marketing to the same houses. I will Cold call, send text messages, leave RVM, set up google and facebook ads, work on SEO etc.

Consistency is key when it comes to any marketing strategy. So, you definitely can't give up if you can't get deals fast. Direct mail takes 3-5 touches to generate a single deal. Responses may come sooner. Most people tend to stop sending mail after 3 months. This will put all their efforts down the drain.

Be patient, stick to a schedule and don't be discouraged.

Good Luck!

Thank you so much for the words of encouragement. Sorry I was not clear, but I actually do have 4 marketing streams. Cold calling was the 4th that I added.

I plan on engaging with my leads 9 times. :)

Hello,

Hi Everyone. I have started cold calling FINALLY. I am so happy I got over my fear and just dove in. I am curious to hear if anyone has started cold calling. If so, what is the cadence for follow-up with the sellers that tell you they do not want to sell right now? Do you follow-up monthly? Yearly? Curious to hear your thoughts.

Do you have a website?

If no, you are wasting a lot of effort and I will tell you why.

The more shady the marketing, the more you need to push your credibility scorre up.

If you have a nmber 1 ranking website and a ton of reviews and you are all over facebook with thousands of lieks and comments and myou give to charity and people talk about you and Google suggests you when people seach for keywords... sure you have enough credibility.

But put a bandit sign out and people have no idea who or what you are  they need to have a way to find you on their own when they try to do a bit of research about you.

So now you spend all this effort cold calling and what not, and when you DO finally score and the person is somewhat interested or at least curious, and you can not provide a website with your mission statement, an about us, and info about you, guess what will happen. It i snot that internet results in no results when they look for you. No.. the internet will show your competitors that DO have a website and you have then done a LOT of work ... to hand over that precious lead to your competitors..

I know because I am that competitor in my market.

I tell people to get a website yet they are too stubborn to listen to me. I hear people comlain all the time they get no leads, buit they choose not to do what WILL get them leads... I simply do not get people.

Do not be like them.

If my rambling does make sense and it is logic, WHY not just do it? How bad do you want to be successful? Wealthy? Eat frigging crab-legs for breakfast dinner and lunch? HOW BAD woman!!

Super bad right?

But not bad enough to just get a website and do it right? Doesn't make much sense logically doesnt it.

Do you plan to cold call for ever? No? Good answer. What are you doing at THIS very moment towards ending your need to cold call?

Nothing? Then you are doing it wrong.

You get a website. You get a logo. You start branding yourself. You build your reputation and internet presence. You SEO the HELL out of your website.

Let's do a comparison.

You will spend a lot of effort cold calling strangers. How many hours a day wil you do this? How many leads do you think you will get?

3 a month? 10 a month?

Compare this to my reality:

I was in the movies when the leads came in. I was cooking. Hiking, heck I could be sipping a pina colada on the beach while these leads are streaming in. Slap a Filipino VA on these leads and I wouldn't even need to open my email.

Yes I am trying for you to feel that urge of "Dang it I need that too"

Feel it. Savor it. get motivation. Want to do it right? Step the heck up and grab your destiny by the balls and take control.

You can do it!

Your answer is long winded so I did skim. My quick replies from what I did read

1) Yes I have a website so when a seller ask I can give it to them.

2) Yes - I continue to plan on cold calling and that will be the first position I hire for when it is time to grow.

3) Glad you are very successful. Kudos to you.

Thank you! I appreciate your words of encouragement. I am sure you know it makes all of the difference on the investment journey. What marketing streams are you using?
